What does your service include?
We provide operative technical and infrastructural FM services: maintenance and operation of technical systems, contractor coordination, documentation and reporting, and infrastructural services (cleaning, grounds, winter service, minor repairs).
Are you a property manager?
No. We do not carry out statutory real-estate management — that requires a special registration in Croatia. We provide exclusively operative technical and infrastructural FM services supporting licensed property managers and owners.
Can you combine technical and infrastructural FM?
Yes. We offer technical and infrastructural FM as one unit — one plan, one contact and one reporting line, regardless of the number of contractors involved.
How does an SLA work?
Before we start, we agree the scope and service levels (SLA) and indicators (KPI): what is included, response time and reporting cadence. Everything is put in writing and is measurable.
How often do you report?
We adapt the cadence to the property — usually monthly, with a quarterly summary. For critical events we report immediately.
Which region do you cover?
Primarily Split-Dalmatia County — Kaštela, Trogir, Split and surroundings — extendable by agreement across Dalmatia.
Do you offer seasonal or year-round contracts?
Both. For tourism and seasonal properties we offer seasonal contracts; for continuously operated properties, annual maintenance contracts.
How do cooperations and subcontractors work?
Quality and coordination stay with us; individual trades are delivered by vetted, licensed partners. Responsibility towards the client always stays with Adriatic FM Services.
Do you handle minor repairs on request?
Yes. Minor works and repairs are part of infrastructural FM — response on request, with clear documentation.
How does a cooperation start?
